In 1990, Hill Partners, Inc. was selected to take over the property management and to implement a strategic plan for redeveloping Loehmann’s Fashion Island. As part of a $22 million dollar redevelopment coordinated by Hill Partners, Inc., a variety of neighborhoods, each offering a different concentration of retail uses, along with expansion of the property, partial enclosure and major renovations, were created. Both upper and moderate level fashion clusters, along with convenience, restaurant and entertainment zones became part of the innovative experience. Hill Partners, Inc. concluded deals with AMC Theatres, Barnes & Noble, GAP, Prezzo, Ruby Tuesday's and many other retailers as part of the remerchandising.
